The Historic Harrison Hill Neighborhood Association (the “Association”) is in the process of amending the current Harrison Hill Addition’s (“Harrison Hill”) restrictions and covenants. You, as an Owner of a Lot in Harrison Hill may approve or disapprove of this petition to amend/replace the current restrictions and covenants. This petition and summary is to provide you with the information necessary to either approve or disapprove of the proposed amendments. In addition, we have provided you with the proposed Restrictions and Covenants of Harrison Hill Addition which will amend and replace the current restrictions and covenants for Harrison Hill.

BACKGROUND

Summary: Currently Harrison Hill has covenants that are a part of each Lot within Harrison Hill. The Association’s goal is to formalize and update these covenants to ensure Harrison Hill continues to thrive as a neighborhood. In order to make this change, 75% of the Owners must approve.

While the Association has existed, this amendment/replacement positions the neighborhood in a consistent manner with Lafayette Place Addition to our East and Southwood Park Addition to our West. Some of the highlights include the following:

  • Formulation of a not-for-profit entity: This entity, the Association, would operate for the mutual health, safety and social welfare of the residents.  The Association would ensure the neighborhood is secure, maintain common areas and neighborhood entrances, and formulate social events throughout the year in support of the residents.
  • Board of directors and owner input: The Association will be operated by seven (7) board members and each Owner within Harrison Hill would receive a vote on matters pertaining to covenants and restrictions.
  • Maintenance charges: The Association currently requires $25.00 per calendar year and this would not change with this amendment but would be formalized in the restrictions and covenants.
  • Owner occupied homes: The amendments would require single family houses; however, current multifamily homes will be grandfathered. In addition, there will be a restriction on future rental properties.  All current rental properties are grandfathered but if a change in ownership occurs the homes would revert back to owner occupied homes.  Finally, exceptions to this include rentals to spouses, ex-spouses, children, parents, or siblings, or other similarly situated individuals approved by the Association.  It is worth noting both Lafayette Park and Southwood Park maintain similar requirements.
